The terms and conditions for booking this villa is detailed below. Please take a moment and read it carefully.
Bookings: All Guests booking this villa must be 21 years of age or over. The Guest must be a member of the party that will be occupying the property, and must be duly authorized to agree to the terms and conditions on behalf of all other guests comprising the party. The Guest must also be authorized to complete the booking form/email confirmation. Acceptance of these terms and conditions is confirmation of the booking, and legally binding. Guests have the option of selecting damage protection insurance at the time of booking.
Booking Deposit: A minimum booking deposit of US$250 is required when the reservation is made via a duly completed electronic booking form. You will receive confirmation of your booking within 24 to 48 hours of receipt of your deposit by owner or the property management company. The booking deposit is deemed non-refundable once the booking is confirmed.
Security Damage Insurance: A minimum non-refundable security damage insurance fee of US$50 is required as part of the final payment. This covers accidental damage to the property up to US$1,500. Groups with 12 – 14 occupants attract a non-refundable damage security insurance fee of US$70.
Security Damage Deposit: A damage security deposit of US$250 minimum may be added to the final payment at the owner discretion. This covers accidental damage and is refundable in the event that the property is returned to management without damage. The security deposit will be held until the management company report the condition of the villa after it has been vacated, (allow for a maximum of 7-14 days). In the event that damages have occurred, a report will be sent via e-mail to the departed guest and a receipted invoice issued detailing any charges made to the security deposit or due and owing in addition to security deposit.
PayPal/Credit Card Fee: A payment transaction fee of up to 2.9% may apply.
Balance: The remaining balance is due 60 calendar days prior to arrival.
Late Booking: Bookings of less than 60 calendar days are considered late. These bookings require full payment unless otherwise negotiated with the owner or the property management company.
Cancellation: In the event of cancellation the US$250 booking deposit is retained. If cancellation occurs after paying full rental charge, the following charges will apply: 6-8 weeks prior – 50% of rental charge retained; 4-6weeks prior 75% of rental charge retained. Up to 4 weeks prior 100% of rental charge retained. All cancellations must be made in writing. If an unlikely circumstance beyond the owners control cause cancellation of the booking, the owner or their agent shall, upon proof of such circumstances being presented, only be liable to refund the monies already paid by the client.
Force Majeure: The owners of the property, their servants or agents, accept no liability to pay compensation in respect of any loss, damage or changes arising from unforeseeable circumstances beyond their control, (but not limited to) war, riots, civil strife, strikes, floods, and closure of airports, adverse weather conditions or other events beyond their control.
Liability: You hereby agree that you are occupying a private villa and therefore are responsible for your own safety in respect of any loss, personal accidents or damages sustained by you or any member of your party during your stay. It is the guests’ responsibility to ensure that they have adequate holiday insurance to cover personal injury/ accidents and or damage. You understand and agree that no claims whatsoever will be accepted from you and the owners, management and property agents will not be liable for any loss, personal injuries, damage to property or any other inconvenience suffered by you or any member of your party during your stay at the villa. The owner or their agents accept no liability for loss of mains services (utilities etc), or failure of appliances or of any actions taken in the vicinity of the property by any authority or third parties beyond their control.
Pool: Guests using the pool or its surrounding areas do so at their own risk. Children are required to be supervised at all times when using the pool or on the pool deck area. The owners, their servants or agents will accept no responsibility for any loss or personal injury incurred from using the pool or its surrounding areas.
Arrival/Departure: Check in time will be after 16:00 hours on the day of arrival and check out time will be no later than 10:00 hours on the day of departure, unless otherwise arranged and agreed.
Occupancy: Only those persons named on the booking form may occupy the villa. Any deviation without permission from the owner or its agent could result in eviction from the property. The maximum number of persons allowed by law to occupy the property is 14.
Minimum Stay: The minimum stay at this property is 3 nights. Shorter durations are accommodated, but the minimum charge will be for 3 nights. During the Christmas and New Year peak period, the minimum booking charge is for 7 nights.
Access: Guests agree to allow the owner and or their agents the right to enter the property to carry out any maintenance.
Trash: Guests are responsible for putting out the trash on the days advised via signage in the villa. Any excessive trash left by the guests will be removed with a charge of $35.00 being levied at the time of departure.
Barbecue: Guests will have the optional use of a barbecue Grill for a weekly fee of US$55.
Insurance: Guests are strongly encouraged to take out adequate holiday insurance to cover cancellation, accidents/illness or damage.
No Smoking: This property is categorized as a NON SMOKING property. This is for the safety and well being of guests. Breach of this term could result in eviction.
Sales Taxes: The rental charge does not include sales taxes of (12%), which comprise federal, state and county tax.
Pets: NO PETS are allowed.
